How onboarding works

1 · Introduction call

Tell us about your property on WhatsApp or a 20-minute call. We check location, condition and short-stay potential, and share an earnings estimate for your unit.

2 · Site inspection

We visit, assess furnishing/compliance gaps, and confirm the business model that fits: Managed (your furniture) or Furnished & Run (we design and furnish, recovered via a small fee).

3 · Agreement & onboarding

Sign the management agreement (12-month standard term). We register your M-Pesa/bank payout details — encrypted at rest — and create your owner portal login.

4 · Make-ready & photography

Deep clean, inventory checklist, smart-lock install, Wi-Fi and backup-power verification, then professional photography and listing copy.

5 · Go live

Your unit is listed on our direct storefront and synced OTA channels. Dynamic pricing starts optimizing from night one.

6 · Earn, transparently

Every booking writes to an immutable ledger. Track occupancy and revenue live in your portal; payouts hit your M-Pesa monthly under dual-authorization controls, with branded PDF statements.

No hidden fees: anything not listed above is not charged. OTA commissions on channel bookings are passed through at cost and shown on your statement.

Key terms & conditions

  • Term & exit: 12-month initial term, then rolling. Either party may exit on 60 days’ written notice; confirmed future bookings are honoured or compensated.
  • Owner use: stay in your own unit up to 14 nights/year free of management fee, with 14 days’ notice, subject to existing bookings.
  • Payouts: monthly, by the 5th business day, via M-Pesa B2C or bank transfer, after deducting fees and approved expenses. Every payout is dual-authorized (maker-checker) and auditable.
  • Standards: units must meet our safety checklist (secure access, working smoke detection, compliant wiring). We may delist units that fall below standard until remedied.
  • Insurance: structural/landlord insurance remains the owner’s responsibility; we carry guest-damage deposit procedures and document condition with photo evidence each turnaround.
  • Data: your contact and payout details are encrypted (AES-256) and never shared. You see only your own property’s data in the owner portal; statements export as branded PDFs.
  • Compliance: owners warrant authority to let the unit (freehold, or landlord/management consent for sublets) and that applicable county levies are settled.
